How a real building becomes a measurable digital twin.

From scan points on a tripod to a hosted walkthrough you can measure inside — here is what happens, in plain English. Field jobs use Matterport Pro3 equipment (LiDAR + 360° imagery) and the Matterport cloud pipeline to align and reconstruct the model.

How capture becomes a twin

  1. 1 Capture: LiDAR + 360° imagery

    The capture technician walks the property and places the Pro3 on a tripod at each scan point. At every station the camera fires a Class 1 eye safe LiDAR (904 nm) to measure depth and captures a high resolution 360° image. A single sweep takes under 20 seconds.

  2. 2 Align: registration & SLAM

    Each scan is registered to the previous one using a combination of LiDAR alignment and visual cues. The result is a unified point cloud, millions of XYZ accurate depth points, color mapped from the imagery taken at each station.

  3. 3 Reconstruct: mesh + textures

    In the cloud, the point cloud is converted into a 3D mesh, walls are squared, ceilings/floors detected, and textures are projected back onto the geometry. A clean schematic floor plan and the iconic “dollhouse” view are autogenerated.

  4. 4 Deliver: tour, plans, optional exports

    You receive a hosted, branded virtual tour with notes pinned in the model, measurements, blur, defurnish, and collaboration notes, plus a schematic 2D floor plan for construction coordination and remote walkthroughs when franchise or multi site teams need eyes on every location. Custom labels and measurements can be added in both dollhouse and floor plan views. On request, deliverables also include exports of E57 point clouds, OBJ meshes, and Revit/BIM files for architects, engineers, and design build teams.

For large open interiors, scan points are typically placed within ~8 m of each other to keep measurements within the camera's high accuracy range. Long distance points beyond 10 m are still useful for spatial context and exterior coverage.

Inside the twin

Tags, measures, blur, and notes your team can use after capture.

The hosted Matterport model is not just a walkthrough. Workshop tools let brokers, facilities, GCs, and owners annotate the same space without another site visit.

Pinned notes in the model

Pin notes, photos, and media to a spot in the space (Mattertags). Add a direct link so a pin opens a listing page, punch-list ticket, drawing set, or vendor URL.

Measurements

Measure distances and clearances in the tour. Custom labels and measurements can sit on both dollhouse and floor plan views so remote teams read the same dimensions.

Blur & Defurnish

Blur faces, screens, or sensitive areas before you share. Defurnish clears staged furniture in the twin when you need an emptier read of the shell for leasing or renovation planning.

Notes

Drop notes anywhere in the model so owners, brokers, and contractors share one thread on the building process instead of scattered email chains.

Dollhouse & floor plan

Switch between immersive walkthrough, dollhouse, and 2D floor plan. Labels and measurements stay readable in both overview views.

Share & embed

Hosted share links and iframe embeds for leasing pages, portals, MLS, CoStar, LoopNet, Crexi, and internal sites.

Highlight Reel & Story mode

Start visitors on the strongest rooms, save named views, and package a Highlight Reel. Story mode is a client or realtor guided path with a play control that walks viewers through the property automatically. Explore mode leaves full free roam. Use Story when buyers do not know the layout yet, or when you want to steer them past unfinished or off limits areas.

Schemas & exports

Schematic plans ship with every job. DWG, E57 point clouds, OBJ, and BIM/Revit options are available when design or construction teams need them.

Notes pinned in the model, measurements, blur, defurnish, dollhouse and floor plan labels, Explore and Story modes, share links, and collaboration tools are Matterport workspace features on the delivered twin (exact tools depend on the account plan). depthNest capture includes the Pro3 scan and schematic plan; Workshop edits and Story paths can be done by your team or scoped with us.

Honest limits

What the Pro3 is great at, and where it is not the right tool.

Great fit

  • Listing grade virtual tours of any property type
  • Schematic floor plans and space planning
  • Capturing as built conditions for facilities, insurance, and capital planning
  • Indoor + outdoor capture (works in full sun, day or night)
  • Documentation handed to architects and design teams

Not the right tool when…

  • You need survey grade tolerance verification (for example clash detection or prefabrication layout). A survey grade scanner like Leica or FARO is the right call.
  • You need georeferenced topographic survey of a site. Use a GPS/RTK survey crew.
  • You need precision under 5 mm. The Pro3 is rated ±20 mm at 10 m.
